Storm season is the whole story here

The Illawarra gets hit repeatedly by East Coast Lows, and the NSW SES maintains a dedicated coastal-low page for exactly that reason. What that means for a roof is a lot of water arriving quickly, driven sideways, at an angle roofs are not really designed for.

The failures we see after a big event are consistent: lifted or corroded flashings, blocked valleys overflowing under the sheets, cracked tiles that only leak in wind-driven rain, and downpipes that cannot cope so the gutter backs up over the fascia and into the eaves.

The cheapest thing you can do

Get the gutters and valleys cleared before the season, not after. A blocked valley is the single most common cause of a roof leak that has nothing wrong with the roof. It costs a fraction of the ceiling repair it prevents.

If it is leaking right now

Contain it — a bucket, and if the ceiling is bulging, a small hole at the low point to let the water out in one place rather than bringing the whole sheet down. Move what you can. Photograph it before you clean up. Then call. We do not put anyone on a roof in an active storm, and neither should anyone else — we will make it safe and come back when the weather allows.

Coastal roofs corrode from the top down

Within a few hundred metres of surf, roof plumbing has a harder life than anything else on the building. Salt attacks flashings, gutter fixings, screws, valleys and sheet edges, and it does it invisibly until something lets go.

Properties at Gerroa, Minnamurra, Werri Beach and along Jones Beach need looking at more often than equivalent houses inland. Material choice matters too — the wrong fixing against the wrong sheet corrodes far faster than either would alone.

Inland at Jamberoo, eleven kilometres up a sheltered valley, the same roof lasts noticeably longer. The trade-off is that the valley gets the runoff and the slope instability instead.
