That is the accurate statement, and we would rather give you that than an alarming one.
The housing spans two very different eras, and they fail differently. The town goes back to an 1821 land grant with the railway arriving in 1887, so there is genuine older stock in and around the town centre with galvanised steel, early copper and vitrified clay sewer. But the bulk of Albion Park's growth came through the 1990s and 2000s, when the Shellharbour LGA went from 46,000 to 57,000 people. Those houses are PEX, PVC and slab-on-ground, and their problems are slab leaks, waste lines that have lost fall, and failing shower waterproofing rather than corroded pipe. We ask what decade the house is from before we start diagnosing.
Albion Park is inland, and we will not sell you coastal maintenance. There is no ocean frontage here, so the salt-driven corrosion of hot water casings, outdoor tapware and roof fixings that we manage at Shell Cove or Warilla is not your issue. There is also no escarpment slope instability within the township and no mine subsidence district. The genuine local considerations are house age, the Macquarie Rivulet floodplain if you are in the affected part, and getting good value out of a system in heavy daily use.
Tullimbar and Calderwood are separate places, whatever the agents say. They are adjacent localities, not part of Albion Park, and they are almost entirely new-estate stock. We service them happily, but the plumbing conversation there is a new-build conversation, about settlement, builder warranty and defect documentation, not an old-pipe conversation. Being clear about which you are actually in saves everyone a wasted callout.
