Berry is Shoalhaven Water, not Sydney Water, and the distinction is not academic. Everything north of here — Gerringong, Kiama, Jamberoo, Minnamurra — sits inside Sydney Water's area of operations, which ends at Gerroa. Berry's wastewater goes to Shoalhaven Water's Berry treatment plant, commissioned in 1978 and updated in 2006, and in dry periods most of that plant's flow irrigates a local dairy farm. Drinking water comes up from the Shoalhaven River via Bamarang Dam. If you have a backflow prevention device, a trade waste agreement or a commercial connection, it is Shoalhaven Water's process you are dealing with, not Sydney Water's, and the paperwork is different.

Berry village is sewered. Much of the surrounding 2535 postcode is not. Broughton Vale, Bundewallah, Jaspers Brush, Berry Mountain, Woodhill and Far Meadow are the realistic septic country, and Shoalhaven City Council runs more than 7,000 on-site sewage management systems across the LGA. Two things catch people out: the system needs a Council Approval to Operate, and that approval does not transfer with the property — a new owner has to apply in their own name. Council inspects every five years, more often for higher-risk systems, and there has been an itemised annual charge on rates notices since July 2022. If you have just bought out of the village, check the approval status before you have a problem.

The heritage rules in Berry got broader in 2026. A new Princess Street Heritage Conservation Area was gazetted in July, sitting between the existing Queen Street and Berry Showground conservation areas, along with sixteen new heritage listings and a new Shoalhaven DCP chapter covering the town. That reaches plumbing more than people expect: where a hot water unit can be mounted, whether external pipework can run down a street-facing wall, and how roof plumbing, flashings and downpipes are replaced all become questions of consent as well as compliance. We would rather flag that before the work than have you unpick it afterwards.

Flooding in Berry comes from five creeks, not one — Broughton Creek, Broughton Mill Creek, Bundewallah Creek, Connollys Creek and Town Creek. Shoalhaven Council commissioned a new Broughton Creek Flood Study, approved in late 2025, which replaced the 2008 and 2012 studies partly because the Berry Bypass changed the hydrology, including diverting Town Creek into Bundewallah Creek upstream of the town. On the property side that means overland flow paths, sub-floor drainage and where your stormwater actually discharges are worth getting right. In the March 2022 event, landslips closed Wattamolla Road.

Berry's median age is 57, the oldest of any town we cover, with just over half of households owning outright and the lowest median household income on our patch. That is a specific kind of customer: often retired, often in an older house, mortgage-free but on a fixed income, and rightly wary of an open-ended quote. We price the job before we start, and where a repair will genuinely see out the life of the system we say so rather than pushing a replacement.
