Plumber in Oak Flats

Oak Flats has blocks below sea level, and that is not a figure of speech. The suburb spans about 359 hectares with elevations running from minus four metres to thirty-six metres AHD. On the lakeside end that means a permanently high water table, sub-floor moisture that never fully dries out, and absorption drainage that has nowhere to absorb into. Practically, sump pumps, sealed inspection openings, non-return valves and correctly set surcharge gully heights do more good on a low Oak Flats block than any amount of extra downpipe. On the higher Panorama side, none of that applies and we will say so rather than selling it to you.

Two separate flood studies cover this suburb, and one of them is brand new. Oak Flats appears in the Lake Illawarra, Mt Warrigal and Oak Flats Flood Study, publicly exhibited from 8 May to 4 June 2019 and now complete, which covers the small catchments on the lake's southern side, each under two square kilometres. Part of Oak Flats also falls within the Horsley Creek Floodplain Risk Management Study and Plan, adopted by Shellharbour City Council on 28 October 2025 across a 9.25 square kilometre catchment shared with Albion Park Rail. If you are buying or building here, which of the two applies to your block changes the flood planning level.

The lake has a documented flood record worth knowing. The NSW SES Shellharbour Local Flood Plan records Lake Illawarra at 1.9 metres AHD in 1984 and 1.8 metres AHD in 1991, the latter with foreshore inundation, road closures and property flooding. On 21 March 2011, flash flooding with over 200 millimetres of daily rainfall affected 45 properties around Shellharbour and cost one life. In 2016, heavy rain coinciding with abnormally high tides forced caravan park evacuations. The pattern is that lake level and rainfall combine, so the worst days here are the ones where both arrive together.

Oak Flats is on the lake, not the ocean, and the difference matters. Lake Illawarra is a brackish estuarine system, not open surf, so we do not push the accelerated salt-corrosion replacement cycle here that we would at Shellharbour or Shell Cove. What we do watch on lakeside Oak Flats properties is groundwater, sub-floor ventilation and the long-term behaviour of anything buried in permanently damp ground. Selling you coastal maintenance for an estuarine block would be selling you something you do not need.

The housing goes back to 1925 in layers. Development started with the Lake Illawarra Township Estate, followed by the Kembla Vista and Panorama Estates, stalled through the Depression and the war, then accelerated post-war with a wave of Dutch and German immigration. Local accounts also credit the town plan, with its concentric streets around Bridge Avenue, to Walter Burley Griffin, though we have not been able to confirm that in Council's own records and we will not state it as fact. What is certain is the plumbing consequence: interwar cottages, a large body of post-war stock, and later infill, so galvanised steel, early copper and vitrified clay sewer all turn up regularly. Oak Flats has no escarpment behind it and is not in a mine subsidence district, so slope instability and subsidence are not your concerns. The genuine local issues here are elevation, groundwater and drainage capacity, in that order.
