Plumber in Figtree

Figtree's pipework age is not a guess, it is on the record. Wollongong City Council's own local history describes the suburb as having transformed from rural farmland into a residential and commercial hub by the 1970s. The markers cluster tightly: Fig Tree Park proclaimed 1903, All Saints Church 1911, Figtree Public School 1956, Westfield Shoppingtown opened 1965 and expanded through 1974, three more schools between 1969 and 1977, and Illawarra Private Hospital in 1979. In practical terms that means the bulk of Figtree housing is 50 to 70 years old, with original copper supply lines, the transition era from vitrified clay to early PVC sewer, and fixtures well past their design life.

Copper does not last forever, and Figtree is finding that out. Original 1960s and 1970s copper in this area typically shows up as pinhole leaks in wall cavities and under slabs, green staining at fittings, and hot water lines failing before cold ones. The frustrating part is that a pinhole in a wall can run for weeks before it shows, which is why we use acoustic and thermal leak detection rather than opening walls speculatively. Finding it properly costs a few hundred dollars. Finding it by demolition costs a great deal more.

Council has named three Figtree streets. Figtree sits in the Allans Creek catchment, 45 square kilometres south-west of the Wollongong CBD covering Allans Creek, Byarong Creek, American Creek and Brandy and Water Creek. In its mitigation planning, Wollongong City Council names Upper Byarong Creek near Koloona Avenue, Darragh Drive and Arrow Avenue. The current document is the Allans Creek Floodplain Risk Management Study and Plan completed in August 2024, built on ARR2019 rainfall standards and superseding the 2008 plan. 313 millimetres fell on Figtree in a single day, and it is the number to design against. In the 24 hours to 9am on 18 August 1998, Figtree recorded 313 mm, alongside 445 mm at Mt Ousley and 410 mm at Bulli Pass. Fifty homes flooded in north Wollongong and insured losses reached about $40 million in 1998 dollars. The NSW SES describes Wollongong flooding as dominated by flash flooding, with streams responding very quickly to high-intensity rainfall and escarpment runoff an identified mechanism. Downpipes and stormwater lines sized for an average storm will not cope with that, and Figtree has already had it once.

Figtree is inland, and we will not sell you a coastal maintenance schedule. The suburb sits about four kilometres from Wollongong, positioned inland rather than along the coast, so the salt-driven corrosion of hot water casings, outdoor tapware and roof fixings that we manage at Bulli or Shell Cove simply is not the issue here. What does matter on Figtree blocks is slope. The suburb sits below Mount Keira and Mount Nebo, and plenty of blocks fall steeply enough that stormwater discharge, retaining and sub-floor drainage need proper thought rather than the default detail.

It is an established owner-occupier suburb, and that changes what people want. Figtree has 40.7 per cent of homes owned outright, only 17.4 per cent rented, 82.4 per cent detached houses and just 4.2 per cent apartments. These are people who intend to stay, which usually means they would rather do a job once properly than patch it three times. We quote accordingly: the honest long-term option first, with the cheaper interim option explained rather than hidden.
