The meter test: find a hidden leak for free

Before you book anyone, do this. Turn off every tap and appliance in the house — including the washing machine, the dishwasher and any irrigation. Go to the water meter and watch the smallest dial for a few minutes. If it is still turning, water is going somewhere it should not.

Other signs worth acting on:

  • An unexplained jump in the bill
  • A warm patch on a floor — that is a hot water line
  • A musty smell in a room, or paint bubbling on a wall
  • A patch of lawn that stays green through dry weather
  • The sound of running water when nothing is on

A slow leak running for months does far more damage than the repair would have cost, and many insurance policies treat gradual damage differently from a sudden burst. That distinction is the reason not to sit on it.

How we actually find it

Acoustic equipment listens for the sound of water escaping under pressure, which carries through pipe and slab. Thermal imaging finds the temperature difference a hot water leak creates. Pressure testing isolates which line is losing water. On drainage rather than pressure lines, a CCTV camera does the same job visually. Between them, we get to a small area rather than a general direction — and that is the whole point.

Why Illawarra homes leak

  • Age. Post-war stock in the older Wollongong suburbs, and the 1980s Gainsborough Estate homes in Kiama Downs now at around forty years — which is when original runs start letting go.
  • Salt. Coastal properties at Gerroa, Minnamurra and Werri Beach corrode faster, particularly fittings and valves.
  • Ground movement. The escarpment side moves after heavy rain, and buried pipework does not flex. Underground failures often show up weeks after a big weather event rather than during it.
  • Water hammer. That bang when a tap or washing machine valve shuts is a pressure spike hitting the pipework repeatedly. Over years it works joints loose. Cheap to fix, and worth doing.
  • Excessive mains pressure. If you have had more than one unexplained failure, get the pressure checked. It explains a lot of otherwise random plumbing problems.
