Plumbing in Shell Cove — What We See

Shell Cove is the inverse of every other suburb on this coast, and it needs a different plumber's mindset. Essentially all of it is post-1995 and much of it post-2010, so there is no galvanised steel to replace, no vitrified clay sewer to root-clear and no lead anywhere. Your pipework is PEX and PVC and it is not going to fail from age in your lifetime. What we actually get called to here are three things: salt corrosion of anything external, new-estate settlement, and builder-warranty defects that only show up two or three years in.

The salt exposure here is the most aggressive in the Illawarra, and that is not marketing. Shell Cove adjoins Bass Point and Killalea State Park and has a man-made saltwater harbour and a 270-berth marina inside the suburb itself. So you have ocean aerosol from the east and a standing body of salt water in the middle of the estate. Outdoor tapware, hose cocks, hot water unit casings, roof flashings, gutter fixings, exposed brackets and anything chrome-plated all age faster here than they would three kilometres inland at Albion Park. On the marina-side streets we specify coastal-rated fittings as standard rather than as an upgrade.

Hot water unit siting matters more here than unit choice. On a coastal Shell Cove block, where the unit sits, whether it is sheltered from the prevailing salt-laden wind, and what the casing and fixings are made from will do more to determine whether you get eight years or fourteen than which brand you buy. We would rather spend ten minutes discussing placement with you than sell you a premium unit and put it on the exposed side of the house.

New estates settle, and plumbing is often where it shows first. In houses in the five to fifteen year range we regularly find slab movement stressing pipe penetrations, waste lines that have lost their fall, shower bases and waterproofing failing at the junction, and stormwater lines that were laid to a grade the ground no longer holds. Most of these have a warranty or insurance angle worth pursuing, and a written plumbing report with CCTV footage is usually what makes that possible. We are not going to invent a flood problem for Shell Cove. Unlike almost every other suburb we write about here, no Shell Cove-specific flood study and no named flood-prone streets exist. It is a modern estate built to current flood planning levels. The SES does note that king or storm tides can inundate low-lying coastal areas generally, which is worth knowing if you are right on the water, but that is a very different thing from a documented catchment problem, and we will not dress it up as one.
