Warilla's housing tells you what will break before we arrive. The town was proclaimed in 1951 and most of its houses went up through the 1950s and 1960s, when Port Kembla industrial expansion and public housing construction drove growth across Warilla, Mount Warrigal, Barrack Point and Barrack Heights. That is the classic era for galvanised steel supply lines, early copper, vitrified clay sewer with root intrusion at every joint, and original fibro. Seventy-year-old galv does not fail politely: it narrows from the inside until pressure drops, then it weeps, then it splits. The floodplain risk management study and plan was adopted in October 2016 and reviewed and re-adopted in November 2024, and the most significant recent flooding was March 2011. When a council concedes the pipes are undersized, upgrading your own downpipes, pits and overland flow path is not over-engineering, it is catching up.

Warilla is one of the few suburbs with both a lake and a surf beach, and the salt is real. Lake Illawarra borders it to the north and Warilla Beach faces open ocean to the east. Hot water unit casings, outdoor taps, roof flashings, gutter fixings and any exposed copper corrode faster here than a few kilometres inland at Albion Park. On older houses that already have thin galv, the combination is what turns a slow problem into a sudden one.

Warilla is not in a mine subsidence district and has no escarpment behind it, so slope instability and subsidence are not your concerns here. We mention it because people transfer worries from the northern suburbs. What you actually need to watch in Warilla is age of pipework, drainage capacity and salt.
