Plumber in Woonona

1955 is the date that explains a lot of Woonona plumbing. Wollongong City Council's local history records that the Housing Commission resumed 35 acres for residential development at East Woonona in that year, right at the peak of post-war expansion, with the Baby Health Centre following in 1956 and the RSL Club in 1960. Mid-1950s Housing Commission stock is a specific plumbing signature: galvanised steel supply lines, early copper, vitrified clay sewer, original fibro, and fixtures that have been replaced piecemeal ever since. Seventy years on, most of what we do in that part of the suburb is either replacing galv or dealing with root intrusion in clay.

A green ban in 1974 is why Woonona East looks the way it does. At the community's request, the Builders Labourers Federation imposed a ban restricting high-rise development in East Woonona. That decision shaped the housing mix you see today: instead of towers, the suburb has a heavy share of semi-detached homes and low-rise units, 17.0 per cent semis and 19.2 per cent flats, alongside 63.2 per cent detached houses. For plumbing, low-rise strata is its own category, with shared stacks, common-property hot water and body corporate approvals, but without the pumped-riser complexity of a high-rise.

Nicholson Street, 7 April 2022. A Woonona home there took roughly an inch of water through its ground-floor lounge, kitchen and bathroom on the day the NSW SES fielded more than 680 calls and carried out 25 flood rescues across the region. Woonona sits in the Collins Creek catchment, fourteen square kilometres running between Bellambi and Bulli, and the current document is the Collins Creek Floodplain Risk Management Study and Plan of September 2025, which replaced the 2014 combined-catchments plan and was rebuilt on the 2019 flood study using ARR2019 rainfall. Council also operates a Voluntary Purchase Scheme in this catchment.

Woonona's stock spans 140 years, so there is no single answer to "what is behind my wall". Henry Fry opened the first general store in 1857, the public school was built in 1882, the railway crossing came in 1889 and Walter Liberty Vernon's Post Office opened in 1903. Then the 1955 Housing Commission estate, then decades of infill and unit development after the 1974 ban. We have found hand-jointed clay sewer and modern PEX within two streets of each other here. That is why we CCTV before quoting anything structural rather than pricing off the age of the house.

The suburb is genuinely beachfront, and that shortens the life of everything outside. Woonona Beach and Collins Rocks, the promontory with rock shelves and a fifty-metre saltwater pool, are both inside the suburb. Salt aerosol attacks hot water unit casings, outdoor tapware, roof flashings and gutter fixings, and it does so faster on the seaward streets than on the escarpment side. If you are choosing a hot water unit for a house near the beach, the casing material and where it sits matter as much as the capacity.

Woonona is not in a mine subsidence district. Thomas Hale opened the Woonona Mine in 1857 and it was later connected underground with the South Bulli colliery, so the question comes up often. Subsidence Advisory NSW declares 29 districts across the state and none of them cover Wollongong LGA. The mining history is heritage, not a statutory constraint on your block.
