Plumber in Kiama Downs

The western half of Kiama Downs, west of Riverside Drive, was the Gainsborough Estate, developed residentially through the 1980s. That housing stock is now around forty years old, which is precisely the age at which the original fit-out starts to give up: hot water systems well past a second replacement, original galvanised or early copper runs, first-generation PVC drainage settling and cracking, and bathrooms on their original waterproofing. A lot of our Kiama Downs work is either renovating those bathrooms properly or dealing with what happens when the waterproofing under a forty-year-old shower base finally fails.

This is the family suburb of the Kiama corridor. Nearly 39% of Kiama Downs households are paying off a mortgage, the highest share of anywhere we cover, with a median age of 43 and 92.8% standalone houses. Full houses use plumbing hard — multiple showers back to back in the morning, dishwashers and washing machines running daily, hot water systems undersized for a growing family. When we are asked to replace a hot water unit here we size it for the household as it is now, not as it was when the house was built.

Kiama Downs sits between the Minnamurra River to the northwest and Jones Beach to the east, and both ends of the suburb behave differently. The beach side gets the salt — hot water casings, outdoor taps, roof flashings and gutter fixings all corrode faster. The river side sits lower, and Kiama Council's own stormwater advice is blunt about sloping sites: you must accept overflowing water from properties above you, and where a slope has been excavated, seepage drains should redirect water into a stormwater drain. On a sloping Kiama Downs block, sub-floor drainage and a proper discharge point are worth doing once, properly.

Wastewater from Kiama Downs goes to the Bombo Water Resource Recovery Facility, built in 1984 on the old quarry site at Bombo Headland, which also handles Kiama, Kiama Heights, Minnamurra and — since 2005 — Jamberoo. Sydney Water has been working through odour control there: a chemical dosing unit was completed in December 2024, carbon filters are installed, and a permanent odour control unit is expected to start construction in early 2027. Worth knowing the difference between plant odour and a dry trap or a vent problem at your own house, because they smell similar and only one of them is your responsibility.

The suburb has neither a school nor a railway station of its own, which keeps it quieter than its size suggests, and change is coming from the Bombo direction — the quarry was declared State Significant Development in September 2025 and is flagged as an urban expansion area in Council's housing strategy.
